Taylor Morrison Home Discount Program

*Limited time Yardly Community (hereafter, “Yardly”) Home Purchase Incentive Program. At closing, Taylor Morrison (“Seller”) agrees to pay up to $5,000 (as set forth on the Closing Disclosure) towards seller paid Temporary Buydown Fund, discount points, closing costs, pre-paids and/or up to one year HOA dues (“Promotion”). As of 3/1/24, valid on eligible new financed Taylor Morrison To-Be-Built, Homes under Construction, Quick Move-In and Move-in Ready home contracts (each, an “Eligible Home”) entered into the earlier of (1) up to 3 years following the initial Yardly lease commencement date OR (2) up to one year following the expiration of Renter’s Lease obligations, which includes an initial 12-month lease term plus any renewal terms at a participating Taylor Morrison-built Yardly Community only (“Promotion Period”). Notwithstanding the foregoing, a current Yardly Renter may exercise its right to enter into a Taylor Morrison new home contract earlier and at any time after the lease commencement date but must first complete at least the first 6 months of the initial term, in which event Yardly Renter shall be responsible for any early termination obligations and fees under the Yardly Lease. For eligibility, Qualified Buyer must: (1) pre-apply with Taylor Morrison Home Funding, Inc. (“Affiliated Lender”) by visiting www.taylormorrison/home-financing.com prior to submitting offer to qualify for the Promotion; (2) utilize the services of both the Closing Agent selected only by Seller and finance with Affiliated Lender; (3) at least one party on the qualifying 12-month Yardly Rental Agreement (“Eligible Yardly Lease”) must appear as a buyer on the Taylor Morrison new home purchase agreement with or without any other parties listed on the Yardly Lease; (4) Yardly Renter must present a verifiable printed or digital copy of the executed Eligible Yardly Lease as evidence of eligibility to Community Sales Manager prior to entering into a new Taylor Morrison purchase agreement; (5) Yardly Renter acknowledges that this Promotion is not valid and may not be combined with any Real Estate Agent/Broker Participation for which a commission applies; (6) no substitutions are available and only one Yardly Finance Incentive per Eligible Yardly Lease regardless of the number of Yardly Renters on such lease and (7) buyer must first satisfy all other Yardly Rental Agreement and minimum term obligations and eligibility criteria (each, an “Eligible Yardly Renter”). Available for owner-occupied homes only; no investor sales. Promotion may be offered in addition to, and not in lieu of, any additional Seller finance incentives, if applicable, as outlined in the Incentive Addendum to the Purchase Agreement. Other restrictions may apply. Seller reserves the right to modify the Promotion’s terms and/or Promotion Period at any time prior to Yardly Renter’s eligibility. Buyer is not required to finance through Affiliated Lender and/or to use such Closing Agent selected by Seller to purchase a home; however, Buyer must use both the Closing Agent selected by Seller and finance through Affiliated Lender to receive this Promotion.
